Raising and Sliding
Raising and sliding a house can be a ‘hair raising’ business. Not only is your home undergoing a major work, but you are required to move out temporarily which can be unsettling and inconvenient.
The result however can have a dramatic impact on how your house is lived in and its market value. It is important to make sure that you choose the best house raising contractor when considering house renovations to do the job properly.
Qld House Restumping can ensure that the raising and sliding process is as painless as possible. From the time you request a quote until the completion of the job, managing director Adam Holford is with you every step of the way. Your needs come first so we listen and take note of any special requirements. We ensure that you are informed and aware of all options available before making a recommendation based on experience and up to date knowledge of the industry.
Unlike some so called house raising ‘experts’, we don’t take short cuts. Only the best methods and materials are used to ensure the highest degree of quality and safety, so we can deliver a job that we are proud to put our name to.
We keep you in the loop from start to finish. It can be frustrating when you can’t reach your contractor on the phone to see what’s going on but with Qld House Restumping you are kept in the loop throughout the duration of the project. We actually invite you to ask questions.
Where do I start?
Your very first step is to speak to a draftsman or an architect to discuss your options. You will then engage an engineer who works closely with the draftsman or architect to produce a set of structural drawings. (Ask your draftsman or architect if they can recommend an engineer to make the process easier). Once you provide us with the drawings, we can begin the quoting process and let you know what is involved in raising your house. Engaging a builder to oversee and manage all your trades can ease the burden on you and free up your valuable time. Alternatively, you may obtain an ‘owner builders’ license which requires a two part certification. Once you have engaged a builder or obtained an owner builder permit you pay your fees to the council, receive an approval and the building works can begin.
What should I look out for?
Inferior steel being used is very common. Also pin holes in welds. All steel beams should be welded to the stumps at either end of the beam. When you receive all your plans make sure you are familiar with your plans and study them as a mistake can costs thousands of dollars to repair as well as make your home unsafe.
Do my tenants or I need to relocate during the raising process?
Yes. It is illegal to live in your home whilst it is being raised. However once your services are reconnected, the stairs and landings are back on the house and your builder gives you permission you can move back in. In some cases you will only be out of your home for a month or so.
How long does the average house raise take?
For a full house raise, slide, excavation, restump and steel beam installation takes on average 2 weeks from the time we raise the house through to the time it’s stumped with new steel bearers and supports.
Why choose us?
We understand that your home is the biggest investment you will make in your life, whether it is an investment property or your family home. You will receive the best advice with no hidden extra’s or variations during or after work has been commenced. Any questions you may have during the quoting process (or after you have received other quotes) will be answered until you are satisfied, as we understand that the process can be overwhelming and different companies offer different advice.
All our work is performed as explained during our quote and anything we discuss that may be of concern to you or your family will be written on your quote. This helps to set your mind at ease knowing that all your concerns have and will be addressed. You will also be updated as the work progresses if you wish. You will deal with myself (Adam – the owner of the business) throughout the entire process from the quote through to the works onsite. There is no foreman or middleman to confuse things – the person that comes to your home and provides you with a quote is the same person that is performing the work on your home.
All our work is insured with the QBCC and a written guarantee is offered upon request. Approximately an hour prior to completion of the work on the last day I ask you personally to inspect the site with me and make sure you are completely satisfied with the work that has been performed by our team. This ensures if you have any questions or would like us to attend to something, we are able to do so on the day.
